Maria preapproved my buyers before we went house hunting. When I wrote the offer, I received a preapproval letter immediately. Maria is responsive. The seller was looking for a quick close, so in order to get the offer accepted we offered a 21 day close. Maria already had the buyers loan pre-underwritten which made the quick close possible. I got my buyer's offer accepted but it was really "we got the offer accepted" because I could not have done it without the loan already pre-underwritten. When the offer was accepted, Maria updated the credit report so it would be current at closing. Because Maria is highly experienced, she knew to run the updated credit upfront. If she hadn't done this the deal would have fallen apart at closing due to the buyers' credit score dropping. We immediately switched from Conventional to FHA financing, and the FHA appraisal was ordered without causing any delays to the short contingency removal time periods. We were able to remove appraisal and loan contingency within a week which was AMAZING. And we closed ON TIME in 21 days. Everyone was IMPRESSED!! The listing agent was definitely impressed that we "pulled it off" because they had a back-up offer for a higher amount and wanted to cancel us for the better offer. What I like best about working with Maria is she is VERY detailed, places the buyer on the best loan program that fits their needs, is able to adjust and rework a file on the spot, offers competitive programs/pricing, and follows through on quick appraisals and loan approvals when needed. It's truly a TEAMWORK because we communicate on expectations PRIOR to writing an offer, so that if/when my offer is accepted we already know what the terms will be and that we can meet those terms on the purchase agreement.
